Researchers determine how inflammatory cells function, setting stage for future remedies

ScienceDaily (Sep. 26, 2012) ? A research team led by investigators at New York University and NYU School of Medicine has determined how cells that cause inflammatory ailments, such as Crohn's disease, multiple sclerosis, and arthritis, differentiate from stem cells and ultimately affect the clinical outcome of these diseases.

"We've found that hundreds of new genes are involved in the function and development of these cells," said co-author Richard Bonneau, an associate professor at New York University's Center for Genomics and Systems Biology and the Courant Institute of Mathematical Sciences. "This expansion in our understanding can be used as a framework for designing new therapies to combat a range of ailments where the immune system attacks self."

These cells, called T-cells by immunologists, play a role in fighting off infection, but can also induce inflammation and other processes that damage tissues and contribute to several common inflammatory diseases. T-cells are also key cell types in new immune-cell based therapies for fighting cancer. There are many types of T-cells, and how they differentiate from stem cells in the human body lies at the center of understanding several diseases.

"We have been striving for several years to understand what makes inflammatory T-lymphocytes special," said lead investigator Dan Littman, MD, PhD, the Helen L. and Martin S. Kimmel Professor of Molecular Immunology and a professor of pathology, microbiology and molecular pathogenesis at NYU School of Medicine and a faculty member of the Skirball Institute on Biomolecular Medicine. "They can protect us from microbes, but they also have the potential to cause autoimmune disease.

"We were fortunate to be able to bring together a team of immunologists, computational biologists, and genomics experts to begin to solve this puzzle. Whereas before we only knew of a handful of genes that influence the function of these cells, we now know of hundreds of new ones that can serve as a resource for further studies by us and other laboratories. Our hope is that some of these new molecules will be the Achilles heel that we can target to treat these diseases."

The findings, which are reported in the latest issue of the journal Cell, lay the groundwork for understanding how these cells regulate their genomes through a regulatory network that connects many environmental stimuli to a large number of genes and their interactions. This large network model is essentially the brain that T-cell precursors, or stem cells, use to decide what they want to be when they grow up. Specifically, a network model can be used simulate what inhibiting a gene with a drug would do to different T-cells and, in this way, aid the development of new therapeutic measures to address these afflictions.

The study focused on T-helper 17 cells (Th17) and how they regulate the synthesis of gene products from thousands of regions of the chromosome. Th17 cells have previously been implicated in inflammatory diseases. Other studies have also identified hundreds of genes that roles in pro-inflammatory diseases. This new study places these implicated genes on a timeline of cellular development and ultimately puts them together in an integrated model of how genes interact.

To explore the inner workings of these cells, the researchers used a systems biology approach, which focuses measuring multiple biomolecules and capturing multiple interactions within an organism to understand how it functions. For example, each of the 450 data sets integrated in this study contained measurements of gene expression, chromatin structure, or gene-chromosome interaction that spanned millions of locations along the genome. This holistic method offers a broader understanding of interconnected molecular phenomena essential to running life's program -- a process similar to studying an entire automobile while it functions rather than separately studying the headlights, brakes, or steering column.

To extract meaningful results from this very large data set, the researchers employed statistical techniques to uncover the network model from the large amount of data. To verify the accuracy of the computer modeling, further laboratory experiments were conducted using mice. Although the study was carried out in mice, the researchers found that their work could offer explanations as to why a large number of genes are associated with several human inflammatory diseases. The researchers' computer models identified candidate genes that influence the expression of more than 2,000 genes and play a significant role in the regulation of Th17 cells. They found that the core of this network was significantly enriched for the genes that human geneticists have found to be associated with pro-inflammatory disease. These genes serve as cogs in the regulation of expression or suppression of genes in Th17 cells and are potential leads for developing new therapeutic approaches to modulating inflammation.

WestSide: Meridian Production, Sales and ... - LNG World News

WestSide: Meridian Production, Sales and Reserves Up in FY 2012,

WestSide Corporation significantly increased production, sales and reserves during the 2012 financial year, further demonstrating the latent value in Meridian SeamGas in which the Company has a 51 per cent joint venture operating interest.

WestSide, which released its 2011-2012 Annual Report and financial accounts today, posted a bottom line loss of $7.8 million for the year to 30 June 2012 ? a $1.6 million or 17 per cent improvement over the 2011 loss of $9.4 million.

CEO Dr Julie Beeby said WestSide would continue to focus on increasing production and reserves to underpin the execution of new Gas Sales Agreements while concentrating on improving efficiency and reducing costs.

?Meridian?s gas production can be expected to generate increasingly significant cash flow for WestSide as production rises toward our initial 25 TJ/d target and revenues benefit from anticipated price increases beyond 2014,? Dr Beeby said in the report.

?We now look forward to executing new Gas Sales Agreements with confidence to supply domestic and export LNG customers at substantially higher prices than in the past.?

FY2012 result

WestSide generated $5.94 million in annual revenue from its share of Meridian?s gas sales ? up 8.2% on 2011 ? and receipts are expected to increase again this year as production rises.

The Meridian operations broke even before depreciation ? an improvement of $1 million over the 2011 result.

The Group loss before depreciation and depletion charges and nominal finance charges was $0.9 million compared to the $3.2 million loss in 2011. The result included a $3.7 million profit realised upon sale of the Group?s Indonesian interests.

The result was adversely affected by the costs of a scheduled overhaul of the Company?s drilling rig and reduced utilisation of the rig due to the overhaul and repairs. The rig, which returned to service in July 2012, contributed an operating loss of $1.3 million for the period, compared to a $0.5 million profit in the previous year.

Expenditure for the year was heavily focused on the ongoing expansion of the Meridian SeamGas gas field and improvement of production through the commissioning of newly drilled wells and overhaul of existing wells.

Some $10.7 million was incurred on development activity during the year compared to $12.4 million the previous year. Exploration activity, at $3.7 million was largely limited to two new wells in the Galilee Basin tenements.

Indicative Proposal

In recognition of WestSide?s success in unlocking latent value within the Meridian SeamGas asset, the Board received an indicative takeover proposal from Liquefied Natural Gas Limited (LNGL) in February 2012 and granted LNGL and associated parties non-exclusive access to conduct due diligence.

At the time of preparing the Company?s 2011-2012 Annual Report no set timeframe had been established for completion of this process and there is no guarantee that a binding takeover offer will subsequently be made.

Yahoo CEO fleshes out plans, new CFO named

New Yahoo Inc CEO Marissa Mayer laid out broad goals for the Internet giant in her first companywide address Tuesday, and received an enthusiastic reception from a workforce that has faced years of uncertainty and management turmoil.

Mayer mainly sketched broad visions rather than concrete details for her turnaround strategy, according to several people familiar with what was said in the tightly controlled meeting.

But her personal credibility as a long-time senior Google Inc executive, combined with some recent morale-boosting moves such as providing new iPhones and free food for employees, have had a dramatic and positive impact on the "vibe" at the company, one of the people said.

Speaking at Yahoo's Sunnyvale, California headquarters, Mayer stressed the importance of personalizing Yahoo's Web services and adapting the company's products to mobile devices, AllThingsD reported. Although her speech touched on frequently mentioned industry themes, Mayer's delivery nonetheless won spontaneous applause from the workforce, according to a second person with knowledge of the company meeting.

"It was some of the same types of lines that had been said before, but people believe it now," said the person, who declined to be identified because the information is private.

After a steady stream of occasionally embarrassing reports, Yahoo in recent months has clamped down firmly on leaks to the press. Attendees at Tuesday's assembly were instructed to shut their laptops during Mayer's address.

Yahoo declined repeated requests for comment.

Mayer first presented her strategy to Yahoo's board in meetings last week, outlining plans to bring back advertisers and expand the company's user base, said a third source, who declined to be identified because the information was not public.

Yahoo also announced that it appointed as its new chief financial officer Ken Goldman, formerly CFO at cybersecurity software firm Fortinet.

The appointment comes two months after Yahoo's board tapped Mayer to restore a household Internet name overshadowed by rivals like Facebook Inc and Google in recent years.

Yahoo remains one of the world's most popular websites, with more than 700 million monthly visitors who use products like its email service and read its news pages, according to the company. But Yahoo's revenue has stagnated as online display advertising prices have fallen and as it faces competition from Facebook and Google.

Mayer, Yahoo's third CEO in about a year, arrived after a tumultuous period in the company in which former CEO Scott Thompson resigned after less than 6 months on the job over a controversy over his academic credentials. Yahoo co-founder Jerry Yang had also stepped down as CEO, and an internal reorganization eliminated thousands of jobs.

Mayer's latest hire, Goldman, replaces Tim Morse, who served last year as interim Yahoo CEO while the company underwent another episode of leadership turmoil.

Boost morale, scant details
Since taking the helm, Mayer has sought to boost morale at the nearly two-decade-old Internet company, eliminating corporate bureaucracy and introducing perks such as free cafeteria food and state-of-the-art smartphones for employees that are standard fare at other Silicon Valley Web companies.

But Mayer has so far offered scant details about her plan to revive revenue growth and to expand its audience - a challenge that has frustrated a string of her predecessors as well as countless shareholders.

Many analysts and investors believe Mayer will renew Yahoo's focus on Web technology and products rather than beefing up online content, as appeared to be the mission during interim CEO Ross Levinsohn's brief tenure.

That has raised concerns among some investors that Mayer will embark on an expensive acquisition spree.

Mayer assuaged some of those fears last week when Yahoo closed the sale of half of its stake in Chinese Internet company Alibaba Group. Yahoo said it would give shareholders $3 billion of the deal's $4.3 billion in after-tax proceeds.

NYT to sell Indeed.com stake for $100M gain

(AP) ? The New York Times Co. is selling its minority interest in the job listing website Indeed.com and said it expects to book a $100 million profit in the fourth quarter.

The company announced the sale to Recruit Co. Ltd., a leading job information company in Japan, in a securities filing on Tuesday.

The Times Co. took a small stake along with Union Square Ventures worth $5 million in 2005. The sale to Recruit by its controlling shareholder produced an unexpected windfall, said Times spokesman Robert Christie.

The move comes a day after the Times said it had closed its sale of The About Group to Barry Diller's IAC/InterActiveCorp for $300 million.

The Times Co.'s stock rose by a penny to close at $9.60 on Tuesday.

Indeed, based in Stamford, Conn., says it is the world's No. 1 job site and a top source of hires in the U.S.

Co-founder Paul Forster said in a statement that the company has been profitable since 2007 and has doubled revenue each year for the past three years.

U.S. shares fall, euro pressured on Spain rescue

NEW YORK (Reuters) - U.S. stocks fell on Tuesday as investors sought a catalyst to justify further gains and the euro was under pressure on concerns about a bailout for debt-laden Spain.

The euro was about two cents from the 4-1/2-month peak posted against the U.S. dollar. Renewed worries about global growth also weighed on markets.

Earlier Wall Street had been buoyed by end-of-quarter buying by funds and a higher-than-expected reading of confidence among American consumers.

But as the day wore on in New York and major U.S asset manager BlackRock said the strong equity rally this year has run its course, the gains were erased and stocks declined.

The Dow Jones industrial average was down 52.02 points, or 0.38 percent, at 13,506.90. The Standard & Poor's 500 Index was down 8.53 points, or 0.59 percent, at 1,448.36. The Nasdaq Composite Index was down 26.55 points, or 0.84 percent, at 3,134.23.

The MSCI world equity index was little changed at 336.288. European shares gained 0.4 percent.

"Any downdraft is going to be abbreviated with the recognition of the fact the Fed has effectively put a floor in the market, and it's not just the Fed, it's the ECB as well," said Peter Kenny, managing director at Knight Capital in Jersey City, New Jersey.

"What we are kind of dealing with here is a rudderless ship - there is no economic data to support any sort of robust buy activity."

U.S. stocks rose at the open after comments late on Monday from the president of the San Francisco Fed suggested the central bank was not done taking action to stimulate the economy. That overshadowed a pessimistic outlook from Caterpillar .<.n/>

U.S. stocks were also supported early by a private sector report showing U.S. consumer confidence jumped to its highest level in seven months in September.

"There are some incrementally positive consumer numbers and housing data," said Dan Veru, chief investment officer at Palisade Capital Management LLC in Fort Lee, New Jersey, which oversees $3.6 billion. "It's in the face of a weaker forecast from Caterpillar, but it's difficult to get too upset about stuff they are talking about for 2015."

Caterpillar shares fell 3 percent. On Monday, Caterpillar Inc cut its 2015 profit outlook, warning that weaker commodity prices would result in a bigger-than-expected decline in demand.

NO HUGE BETS

U.S. data showed single-family home prices rose for a sixth month in a row in July, though the improvement was not as strong as expected.

The euro was also little changed at $1.2925.

The overall support for the single currency rally in recent weeks was the European Central Bank's offer to provide bailout funds to indebted governments - if they seek its help and are willing to accept tough conditions.

But investors were not making huge bets.

"Fears about Europe's situation remain among investors, with the focus mostly on Spain, but Greece is also still a concern," said Kimihiko Tomita, head of foreign exchange for State Street Global Markets in Tokyo.

At the center of market concerns is what happens next in Spain. The government is due this week to present its draft budget for 2013, outline new structural reforms for the economy and release the results of stress tests on the banking sector.

U.S. Treasury debt prices were mixed.

The benchmark 10-year U.S. Treasury note was up 7/32, with the yield at 1.6887 percent. The 2-year U.S. Treasury note was down 1/32, with the yield at 0.2703 percent.

GROWTH CONCERNS

After the recent central bank actions, many investors have become convinced that markets can rally further. But they believe any gains are highly dependent on signs the slowdown in the global economy has bottomed.

"The majority of central banks are in total, outspoken reflationary mode. That's a big story," said Didier Duret, chief investment officer at ABN Amro Private Banking in London.

Iran to boycott 2013 Oscar over anti-Islamic film: minister

DUBAI (Reuters) - Iran said on Monday it would boycott the 2013 Oscars to protest against the making of a crude anti-Islam video in the United States that has caused outrage throughout the Muslim world.

Despite tough censorship and the repression of leading film makers, Iranian art cinema has earned international acclaim over the past 20 years.

Asghar Farhadi's "A Separation" won the Oscar for best foreign language film in February, the first Iranian film to do so.

Culture and Islamic Guidance Minister Mohammad Hosseini said Iran would boycott the next Academy Awards "to protest against the making of a film insulting the Prophet and because of the organizers' failure to take an official position (against the film)," the Iranian Students' News Agency reported.

He also urged other Islamic countries to boycott the Oscars.

The amateurish video, made in California with private financing and posted on YouTube, portrays the Prophet Mohammad as a womanizer and a fool. It has ignited weeks of violent protests across the Muslim world in which dozens of people, including the U.S. ambassador to Libya, have been killed.

Iranian officials have demanded that the United States apologize to Muslims, saying the video is only the latest in a series of Western insults aimed at Islam. Washington has condemned the content of the film while defending the right to free speech.

"The position that Western politicians have adopted on these great insults are no different from a position of enmity," Iranian media quoted Supreme Leader Ayatollah Ali Khamenei as saying on Monday.

Reza Mirkarimi's dramatic comedy "A Cube of Sugar" had been chosen as Iran's submission for the 2013 foreign-language Oscar, Hosseini said. (Reporting by Zahra Hosseinian; Editing by Kevin Liffey)

Former Russian defense minister Grachev dies

MOSCOW (AP) ? Pavel Grachev, a former Russian defense minister who led troops into Chechnya in the 1990s, died on Sunday. He was 64.

Russia's president and prime minister both expressed their condolences to friends and relatives of the general, who had served under the late Boris Yeltsin from 1992 until 1996.

Grachev died in a Moscow hospital after being admitted on Sept. 12 in serious condition. No cause of death was immediately given.

He is perhaps best remembered for promising in 1994 to crush Chechen separatist rebels "in a couple of hours with a single regiment of paratroopers."

The war stretched on for more than two years, with thousands of soldiers and tens of thousands of civilians killed, and ended with the Kremlin forced to sign a peace treaty.

Accusations of corruption connected with the withdrawal of Soviet troops from Eastern Europe, although never proven in court, earned Grachev the nickname Pasha Mercedes.

He had first proved his loyalty to Yeltsin in August 1991 by switching sides during the hardline Communist coup attempt that hastened the fall of the Soviet Union and brought Yeltsin to power. Grachev also supported Yeltsin in his confrontation with parliament in 1993, which led to the shelling of the parliament building.

After his re-election in the summer of 1996, Yeltsin fired his disgraced defense minister.

Grachev was a commanding officer of elite paratroopers from 1981 until 1988 during the Soviet occupation of Afghanistan.

Jon Jones, Cub Swanson and Vinny Magalhaes: UFC 152?s Three Stars

After waiting way too long for fights, UFC 152 delivered with mostly exciting bouts. There's no need to discuss Matt Hamill's bout with Roger Hollett. Instead, let's talk about the fighters who truly stood out on Saturday night in Toronto. Here are Cagewriter's three stars. Tell us yours in the comments, on Facebook or Twitter.

No. 1 star -- Jon Jones: The light heavyweight champion has barely faced adversity in fights, but Vitor Belfort gave it to him with an early armbar attempt. Jones got out of the submission, and then beat up Belfort for four rounds until an Americana submission ended the fight in the fourth round.

No. 2 star -- Cub Swanson: His knockout of Charles Oliveira was one of the weirder knockouts in recent memory. Oliveira was hurt by a body shot. Swanson then hit Oliveira with a left in the head, and Oliveira stood there for a second before falling to the ground. Slow motion knockouts are just as effective, and Swanson is now 3-0 in 2012. Every win was by knockout.

No. 3 star -- Vinny Magalhaes: It's been three years since Magalhaes was in the UFC. He reminded fans of his grappling prowess with a perfectly executed armbar of Igor Pokrajac. It was the exact move you would expect out of a jiu-jitsu world champ.

Google shares hit record high, find favor on Street

SAN FRANCISCO (Reuters) - Google Inc shares set an all-time high on Monday, with the Web giant's reliable advertising business back in vogue among Wall Street investors disenchanted with younger social media companies.

The stock reached $748.90 in afternoon trading, inching past a previous record set in November 2007 of $747.24. It traded below $300 in 2009 during the global economic crisis and remained under pressure in the ensuing years as investors worried that Google's best years were behind it.

The world's No.1 search engine, which generated $38 billion in revenue last year, now looks increasingly attractive compared with a new crop of social Web companies, analysts say.

Facebook Inc , as well as once-hot companies Zynga Inc and Groupon Inc , came to the public markets amid sky-high expectations during the past year, but have fallen out of favor on concerns about their future business prospects.

"The markets have to come to appreciate that Google's been making money hand over fist all this time," said Brian Wieser, an analyst at Pivotal Research Group.

Google's lucrative search advertising business, as well as its efforts expanding into display and mobile advertising, have helped the company maintain robust revenue growth.

In contrast, Facebook faces much more uncertainty.

"It's so new that there's a lack of data points for anyone to point to," Wieser said.

AT THE HELM

The stock was up almost 2 percent at $748.20 in early afternoon trade. It has surged roughly 27 percent since mid-July, compared with the Dow Jones Industrial Average's roughly 6 percent gain and a 9.5 percent rise on the Nasdaq.

But at roughly 17 times expected 2012 earnings, it still trades at a hefty discount to Facebook's roughly 47 price-earnings multiple.

Google's rising stock price comes about a year-and-a-half after co-founder Larry Page returned to the chief executive's role, replacing Eric Schmidt, who had the helm of the Web company for the previous decade.

Page has moved aggressively to pare the company's sprawling portfolio of products, eliminating projects involving green energy and health among others, while stepping up Google's social networking efforts.

But many of the challenges that pressured its stock in the past have not gone away. The company's ability to manage the $12.5 billion acquisition of Motorola Mobility -- Google's first major foray into the lower-margin hardware business -- remains unproven.

And Google is now facing significant regulatory scrutiny around the world, including antitrust investigations in the United States and in Europe.

PFT: Spiller carted off field after shoulder injury

Buffalo Bills v Cleveland BrownsGetty Images

Things got a little bleak for a while after the Bills lost running back C.J. Spiller to a left shoulder injury, but the team was able to recover in time to take a 24-14 victory in Cleveland.

The Browns outscored the Bills 14-3 over the second and third quarters, closing a big early Buffalo lead to a slim 17-14 gap. The Bills were able to rebound with a 68-yard drive in the fourth that ended with a Stevie Johnson touchdown catch. Tashard Choice, who replaced Spiller, had a 22-yard run to set up that score and Choice provided strong work over the course of the game in place of Spiller. Choice finished with 91 yards on 20 carries for the day, an effective performance that helped the Bills hold on for the win that bumps them up to a 2-1 record.

It wasn?t a particularly pretty performance overall for the Bills offense, but they did put up 10 points in the second half after losing Spiller and the electricity he brings to the offense. Ryan Fitzpatrick could have been better, but he didn?t turn the ball over in the second half and hand the Browns an easier shot at winning than they could come up with on their own.

Cleveland?s comeback efforts would have been helped by a more consistent performance by their starting quarterback. Brandon Weeden had some strong moments, particularly while going 8-of-12 for 75 yards on the drive that brought the team back within a field goal. He wound up 27-of-43, though, and threw two late interceptions that killed any chance of the Browns making a second bid to move on top of the Bills.

Trent Richardson can only aspire to erratic, though. He picked up just 27 yards on 12 carries as he started very slowly and never really picked up as the game went along because of the score and the Buffalo defense. The Bills unit closed well with the picks and four sacks of Weeden to go with the strong work against the run. It?s two strong efforts in a row for that unit after a rough start against the Jets.

They survived without him today, but Spiller?s status will be a key for the Bills going forward. The offense needs a playmaker of his ability when matched with better opposition than they had on Sunday.

Billis Renegade eager to complete hat-trick

After a week-long training session, Billis Renegade seems to be all ready to complete another hat-trick of his success-studded career. As the J. Foster trained fawn and white dog prepares to participate in tonight?s open race of Read Tipster In Metro Every Day Stayers Hurdle, many sport experts strongly believe that he will deliver a winning performance over 540 meters. The ?250 race is scheduled to go down at Crayford with the course being hurdled.

Considering the four-year-old veteran hound?s excellent track record, the punters have granted him the favourite tag for this race that he will start from the red box with sheer stamina and high spirit.

Billis Renegade has proved his class on many mega occasions. He loves to jump over hurdles, presenting a fantastic action before his fans.

In the beginning of his career, the skilled sprinter used to run over flat tracks, but he set himself for hurdles permanently later on.

During July-August, the talented son of Tyrur Ted out of Loclar Cia attained some decent feats. After winning the Sittingbourne Hurdle - Heat 1 by a neck?s margin, he finished first in a T2 race by 6? lengths.

The brilliant hound gained great applause when he beat the hot favourite rival, Roses Rockin, to claim the title of Cearnsport Grand National - Heat 2.

The enthusiastic runner extended his momentum to September as well and hilariously sealed first position in the Champions Night Hurdle - Heat 2 that went down at Romford. He stood fist by two lengths? margin in his last outing named as Champions Night Hurdle Final.

Now, Billis Renegade is confident to complete his hat-trick, and for this purpose, he will unleash a fiery run by managing to cross the hurdles carefully.

None of the dog?s rivals is strong enough to challenge him except Faithful Ranger who is too on the verge of a hat-trick.

The A. Green trained black dog broke his maiden with the 16?-length clean triumph in a T3 race on September 8. That grand conquest was followed by another decent victory.

Thus, the novice runner is likely to perform well, but he cannot be able to outplay the hot favourite candidate.

The Best Neighborhoods To Buy Commercial Properties | Eric Chua ...

So, after much deliberation, you have decided that you want to enter the commercial real estate market? While you may have many questions in mind, keep reading to get the best answers. This article contains helpful advice that will start you on your way in seeking your commercial property.

You should always remember that, when dealing with a new lease, one of the things that will effect the success of your investments the most are your rent rates and general strategies. Decide on a rent amount before your first meeting with prospective new tenants. This will give you a foundation for meeting the goals that you set for yourself and your investment.

Before you talk about a lease in commercial real estate, make sure to lower anything that might be thought of as events of default, wherever possible. If you are thorough, you are less likely to experience a tenant default. This is something that you don?t want to happen under any circumstance.

TIP! Always check the credentials of the inspectors you hire. This guideline is especially important when working with people who deal in pest management; these specific fields are often populated by practitioners who lack proper credentials.

You should meet with a tax adviser before you buy anything. They?ll be able to discuss the long-term cost of the building, and what the tax rate for owning the building will be. Let your adviser help you find a building that won?t require you to pay too much in taxes.

Pest Control

Before you consider leasing or renting, look into whether or not pest control is covered in the lease. Talk about pest control with your agent if the area is known for rodents and bugs.

TIP! There are many factors to consider as you view available properties. For example, you should take note of statistics regarding local employers, workforce availability and the accessibility of skilled labor.

This is done so you can verify that the terms match the rent roll and the pro forma. If you do not look over these key terms, you could find a term that was not considered in the rent roll, which could cause a change in the pro forma.

See to it that you initially make use of the right type of financing. Loan products and commercial lenders are different than that of home loans. They can be better for you as a borrower. While it is often more difficult to get a commercial loan, it becomes more worthwhile when you consider that this route allows you to sidestep personal liability. Furthermore, financial institutions are ultimately able to approve loans in larger amounts.

If you are viewing more than one property, you may wish to create a checklist for each site. Certainly take down initial proposal responses, but don?t get into anything further without informing the property owners. You should not have any hangups about letting the owners know that you are still deciding on other properties. Making them aware you have other options may get them to accept a lower offer.

TIP! Don?t be led by hype and fads when searching for commercial real estate. Do not invest into anything before thinking carefully.

Interest Rate

One of the biggest concerns of people involved in commercial real estate is the rise and fall of interest rates. With the current economic state, rates can be unpredictable and investors run the risk of a drastic interest rate hike. Interest rate fluctuations should be taken into account when evaluating your long-term goals and profits.

During the commercial loan process, the person who is the borrower will need to order the appraisal. The bank won?t let you use one not ordered by you. Order the appraisal yourself to avoid a headache.

TIP! Before you invest in real estate, be certain that you understand the implications regarding your taxes. Investors receive interest deductions on top of depreciation benefits.

Real Estate

Have an excellent attorney go over all documents pertaining to the financing of a commercial real estate property before signing the paperwork. If something does not go correctly in your real estate deals, you are going to need the right person working for you in order to keep your name clean and unblemished.

Go as big as you can when you?re looking at a commercial real estate investment. You may find that upkeep and operations for a twenty-unit property may actually be comparable to those required of a five-unit property. That many units still need commercial financing like the larger ones do, and the larger ones generally cost less for every unit.

TIP! The location of your commercial property is key to its value and its potential suitability for what you have in mind. Find out more about the neighborhood.

Take photos with a digital camera. Try to make sure that your pictures shows the defects.

Anyone in real estate would be wise to keep the possibility of inflation or an economic downturn at any time. Years ago, it was common for leases to protect people from inflation via adjustments made through Consumer Price Index. However, these days, this is rarely done, which means inflation could hit you where it hurts the most.

Commercial Real Estate

TIP! There are many benefits to building a personal relationship with your area real estate brokers, lenders and other investors. The more people in your real estate network, the more likely you are to find opportunities to buy.

When obtaining financial for commercial real estate ventures, you need to have your personal and business financial statements available. The bank won?t be able to help you at all if you can?t prove to them that you have the means to cover any loans you get to buy commercial real estate.

You should learn how to calculate the (NOI) Net Operating Income of your commercial property. To succeed, have positive numbers.

When you?re on the market to buy commercial real estate, keep an eye out for properties slightly larger than what you originally had in mind. The thinking behind this is that if you have been able to get the financing and deal done on a property with five units you rent out, then you can handle a property with ten or even twenty units and get a lower average unit price.

TIP! Check a commercial property for access to electricity and other utilities; make sure there is good access. Every business has unique requirements, but for most, electric, water and sewer access will be required.

Don?t depend on just one financier when purchasing commercial property. Ask friends or family members you can trust to help you finance property in addition to applying for bank loans. The more sources of financing you have, the more likely you are to obtain the cash you need to finance your purchases. The best way to establish a solid group of partners is to have preset contracts in place that document the rate of repayment or how they can earn a portion of your profits from the real estate.

Commercial Real Estate

With this newly learned information, you are better prepared to handle commercial real estate. You?re ready now, more than ever! The advice of this article should be a good base of knowledge for you to build your success in commercial real estate on, and meet or exceed all of your hopes and

TIP! Make sure you are clear about the actual amount of square footage that?s available. There are two ways to measure commercial real estate, by total square feet and usable square feet.

Iran shows off new air defense system

TEHRAN, Iran (AP) ? Iran on Friday displayed a new, all-Iranian-made air defense system, saying it was designed to confront American warplanes in case of a U.S. attack on the country.

The system was on show during a military parade in Tehran commemorating the start of the Iraq-Iran war 32 years ago.

The semi-official Fars news agency said the Raad, or Thunder, is more advanced than its Russian predecessor and is designed to confront fighter jets, cruise missiles, smart bombs, helicopters and drones.

Tehran has tried to build a self-sufficient military program since 1992. More recently, Iran's military leaders have said they believe future wars will be air- and sea-based and Tehran has sought to upgrade its air defense systems and naval power in anticipation of such a possibility.

Both the United States and Israel have not ruled out a military strike against Iranian nuclear facilities, which the West suspects are aimed at building a nuclear weapon. It's a charge that Iran denies, insisting its nuclear program is only for peaceful purposes.

At Friday's parade in Tehran, Gen. Ami Ali Hajizadeh, who heads the Revolutionary Guard's airspace division, warned that the system was ready in case of an attack on Iran.

"This system is built with the aim to confront American warplanes," Hajizadeh said, adding that Raad carries missiles with a range of 50 kilometers (30 miles), capable of hitting targets at 22,000 meters (75,000 feet).

He also warned Israel, saying a war against Iran will lead to the destruction of the Jewish state.

"The Zionist regime is capable of starting the war" he said. "But the final moment (of the war) will be in our hands. In that case, there will be no Zionist regime anymore."

President Mahmoud Ahmadinejad, who also attended the parade, defended Iran's right to pursue a nuclear program.

"Let's the world know that Iran's great nation will defend its rights, implementation of justice and well as human dignity," he said.

Also on display at the parade were Iranian missiles Sajjil-2 and Ghadr F-1, both with a range of about 2,000 kilometers (1,200 miles) and capable of reaching Israel, U.S. bases in the region and parts of southern Europe.

The parade took place as U.S.-led naval exercises are under way in the waters of the Persian Gulf. They are the largest such maneuvers aimed at countering sea mines ever to take place in the region.

American officials insist the exercises are defensive in nature and not directed at any particular country. But the U.S.-led drills are seen as a response to Iranian warnings earlier this year it could close the strategic oil route in the Strait of Hormuz in retaliation for tighter Western sanctions. Tehran has since stepped back from those threats.

Iran's chief of staff, Gen. Hassan Firouzabadi, said Friday the country does not feel threatened by the U.S. drill, describing it as a "refreshment" exercise for naval forces "that have not moved for months."

Fulham fears lengthy absence for Diarra

Associated Press Sports

updated 1:19 p.m. ET Sept. 20, 2012

LONDON (AP) -Fulham manager Martin Jol says Mahamadou Diarra could be ruled out for the majority of the season with a knee injury, leaving the English Premier League team potentially short of options in central midfield.

Diarra was hurt while on international duty with Mali this month and requires surgery.

Jol says "there is a little piece of cartilage floating in his knee ... if there is damage to his cruciate ligament then it will take a lot longer - three, four, five months at least."

Fulham sold three central midfielders - Mousa Dembele, Danny Murphy and Dickson Etuhu - in the offseason and also released attacking midfielder Clint Dempsey to Tottenham on transfer deadline day in August.

Jol has Steve Sidwell and recent free-transfer signing Giorgos Karagounis as other options in central midfield.

Ice-loving crustaceans ride Arctic conveyor belt

Flealike crustaceans that rely on Arctic ice may be using deep ocean currents as a sort of conveyor belt to bring them back to the pack after their ice has drifted out to sea, new research suggests.

If it is indeed how the tiny crustaceans keep from going too far out to sea, it is a clever transportation method that could become their way to survive ice-free Arctic summers as the globe heats up.

"Our ?ndings may ultimately change the perception of ice fauna as a biota imminently threatened by the predicted disappearance of perennial sea ice," the researchers wrote Tuesday in the journal Biology Letters.

Losing ice
Arctic summers are becoming less icy as the climate changes. This summer set an all-time record for least Arctic sea-ice cover, with only 1.58 million square miles (4.10 million square kilometers) left in late August. Researchers don't know yet when summer ice will disappear entirely. Estimates range from within this decade to within perhaps 30 years. [10 Things to Know About Arctic Ice]

  1. Science news from NBCNews.com

    1. Scientists find color that never fades

Scientists have found nature's way of creating color that never fades, a technique they say could replace pigments used in industry with natural plant extracts in products from food coloring to security features in banknotes.

    2. Scarab proves Egyptians were in Tel Aviv
    3. Magma builds under infamous volcano
    4. 'Black magic' failed 16th-century priest

Megafauna such as polar bears and walruses depend on sea ice to survive, but so do less visible animals. Amphipods, tiny crustaceans that look like a cross between shrimp and fleas, are one example. Ice-dependent amphipods spend their lives clinging to the underside of sea ice, chomping on algae that grow there.

Norwegian marine biologist J?rgen Berge of the University Centre in Svalbard and his colleagues collected the most abundant of these ice-loving amphipods, a dark-eyed, transparent species called Apherusa glacialis, in plankton nets in January. They found the shrimplike crustaceans at depths between about 650 and 6,500 feet (200 to 2,000 meters). About half of the haul was made up of egg-bearing females ? an unusual find for researchers, who don't normally take samples of these winter-breeding species in January. (Few people brave Arctic winters even in the name of science.)

Global warming adaptation?
The discovery of deep-dwelling A. glacialis prompted Berge and his colleagues to come up with a theory of how these creatures manage to stay on ice despite seasonal melting. As the sea ice moves out into the oceans, they suggest, the amphipods ride along. When they get far enough out, the crustaceans drop down to depth. Between 650 feet and about 3,000 feet (200 and 900 meters) below the ocean surface, the amphipods find themselves caught up in currents that actually move toward shore instead of away. These currents could provide a passive way for the amphipods to float back to ice-covered climes.

The researchers calculate that the distance covered during a nine- to 10-month float on a chunk of sea ice could be made up in the opposite direction by riding a deep-ocean current for two to three months. In this way, amphipods could survive ice-free summers and make it back in time for the winter ice to form, providing them with a new habitat and source of food.

These conclusions have "yet to be rigorously tested," the researchers warn. Nevertheless, they could explain how amphipods as a group survived the last period of ice-free summers about 8,000 years ago.

Much more work is needed to understand how amphipods will fare in a warming world, the researchers wrote. Nevertheless, the findings provide some hope.

"If our observations prove to be of a more general character, ice-associated fauna such as A. glacialis is less threatened by the predicted disappearance of Arctic summer sea ice than previously assumed," they wrote.

Claiming trademark infringement, Jazan Wild sends C&D letters to ...

Jazan Wild, the comics creator who gained attention in 2010 when he sued NBC and the producers of Heroes for $60 million, has begun sending cease-and-desist notices to reviewers who publish excerpts from Melissa Marr?s new young-adult fantasy novel Carnival of Souls, claiming the title violates his trademark.

Children?s literature website Bookalicious today posted an email from Wild, aka Jason Barnes, insisting that a recent excerpt of Marr?s book amounts to a ?willful and malicious infringement? of his ?Carnival of Souls? trademark and demanding its removal.

Wild?s objection follows a trademark-infringement lawsuit he filed in July against HarperCollins, accusing the publisher of intentionally using the title Carnival of Souls and the phrase ?Enter the Carnival? in an effort to create confusion between Marr?s novel and his own 2005-2006 comic series and related works. He?s asking a federal court to prevent HarperCollins from using the title, and seeking the destruction of all of the allegedly infringing books and promotional materials, as well as unspecified damages. In court documents, Wild?s lawyer recounts his client?s repeated attempts to head off the release of Marr?s book as Carnival of Souls, which were ultimately dismissed with HarperCollins? trademark counsel allegedly saying, ?You?re not an attorney, are you??

It?s worth noting that Wild?s legal dispute is with HarperCollins, so it?s unclear why his cease-and-desist notice is directed at book reviewers. More baffling, however, is how in Wild?s estimation an excerpt from Marr?s novel (whose copyright is held by Marr) infringes on his ?Carnival of Souls? trademark; his objection is with the title, not the text.

Bookalicious and Epic Reads have posted a statement from HarperCollins, which reads: ?The lawsuit filed by Jazan Wild against HarperCollins Publishers over the use of the title Carnival of Souls, is completely without merit. Carnival of Souls has been used as the title of numerous books, films, songs, records and comic books since at least 1962, and Mr. Wild has no exclusive right to its use as the title of a creative work. HarperCollins will defend the suit fully. Furthermore, any claim that the use of a book title, in a review of that same work, infringes on a trademark is nonsensical.?

When the dispute was brought to the attention of Neil Gaiman, the author pointed to a BookFinder search for ?Carnival of Souls? and wrote that he is, ?Amused and amazed at how many novels called CARNIVAL OF SOULS are out there already.?

Undeterred, Wild appeared in the comments thread at Bookalicious to further argue his case. ?I am not doing anything but trying to save my series from an out and out attack by a billion dollar corporation that feels they are above the law,? he wrote. ?I knew that if they released the Marr book, I would be the bad guy, for trying to defend my trademark. But what else can I do? Would J.K. sit back while someone else released another HARRY POTTER series. I think if you look at the facts in the case, you will see, that Harper Collins, should have not released a book and series, with a mark that they knew, was already out there. What?s next another Twilight series? As I said before, I am now stuck with having to issue ?cease and desists.? I got a lot of better things to do with my time. Harper has caused this entire mess. Read the complaint and you will see what I am saying is true.?

Wild sued NBC and producer Tim Kring in 2010, claiming they ripped off the ?carnival of lost souls and outcasts? that menaced the final season of the television drama Heroes. He more recently sued a songwriter over a graphic novel biography deal that went bad.
